2025 – Draft Amended Declarations, Timeline, Letter to Ranch Owners, & Summary of Key Changes

 
 

Timeline

Please see below the timeline for review, commentary, and voting on the revised HOA Declarations. Questions or concerns can be sent to the Ranch Office or office@ranchatroaringfork.com.

 

October 7th, 2024 — Board meeting announcement roll-out Email to all owners, LLC agents:
• Revised declaration; approved by the Board at the August Board Meeting 2024.
• The summary of changes from Karp, Neu, Hanlon, P.C. was approved by the Board vote.
• Instructions re: timeline and instructions for mailing in questions/comments to the office.

October 17th, 2024 — Owners, please submit your comments and questions to the office. Anne and Tom will review and prioritize them, then forward them to Wilton for response during the upcoming Zoom meeting.

October 21st, 2024Zoom Meeting (Part A) – 6:30–8:30 PM
All owners are invited to join the Zoom meeting, with Wilton Anderson and Tom McDermott presenting. Questions submitted to the office will be addressed during the session. Please note that time for additional comments and questions will be limited.

October 25th, 2024Q&A Document Update
The Q&A document has been emailed to owners and is available on the webpage, along with instructions for the next steps. Please submit any further comments or concerns to the office by October 30. Anne and Tom will review these and forward them to Wilton for response during the Zoom meeting (Part B).

November 8th, 2024Zoom Meeting (Part B) – 6:30–8:30 PM
Join us for Part B of the Zoom meeting, featuring presentations by Wilton Anderson and Tom McDermott. Questions submitted to the office will be addressed during this time. A final revised draft will be prepared following this meeting.

November 15th, 2024Mail/Email to All Owners
You will receive the final revised Declaration and a paper ballot via mail or email. All ballots will include a provision for a return address and signature.

Voting Instructions:

By Mail or In Person: Please ensure your ballot includes the required return address and signature.
By Email: Voting will be confidential. Only the first ballot received from each owner or LLC will be considered valid; subsequent ballots will not be counted. A return address is required, and a DocuSign link will be provided.

November 25th, 2024 – February 17th, 2025Owner Voting Period
The owner voting period will begin on November 25 and continue until all ballots are accounted for. A committee of owners will facilitate the voting process, with each member assigned a “pod” of owners to contact via email, phone, or in-person to encourage participation.

Weekly updates will be provided to committee members. The committee will remain active until either the voting period ends or all owners have voted, whichever comes first.

February 17th, 2025 is the end of voting.

Frequent email reminders will be sent regarding documents, Zoom meetings, and voting instructions.
