Welcome to The Ranch at Roaring Fork
Living at the Ranch at Roaring Fork means you can enjoy the western Colorado lifestyle including fishing, golfing and about 360 acres of open space on the property. We encourage our residents to take a walking tour back to the Roaring Fork River, enjoying the many miles of roads and trails along the streams and ponds that make up our beautiful Ranch. If you are a new resident or are considering purchasing or renting, there are some things we would like you to know about Ranch at Roaring Fork. Coupon books are issued for the payment of dues, and payment is due by the last day of the month in which they are assessed. You may pay monthly or for several months in advance, or by bank direct deposit. The Wrangler newsletter is distributed to Homeowners and is also available in the Ranch Office. Included here is a set of Ranch Rules. We encourage you to become familiar with them and to ask questions if there is anything you do not understand. Please call the office for a set of Fishing Rules or Architectural Guidelines. There are strict architectural guidelines, and an application process is required for any remodel or landscaping addition or change. You are required to keep your lawn area mowed, watered and weed-free. Part of what makes this such a unique and beautiful place is the strict enforcement of the architectural rules, and the adherence to minimum standards by all homeowners. The rules benefit everyone by enhancing community pride and preserving and increasing property values.
We have a permit system for vehicles; please register your vehicle with the office and pick up a permit decal for your window. Pay attention to the “No vehicles beyond this point” signs at various locations on the Ranch. In general, you are not allowed to drive past the residential areas, with the exception of the Maintenance Barn area and Skeet Range. You can walk or ride a bicycle for many miles past the areas marked for motor vehicles. There is a security gate near the entrance to the Maintenance Barn. Please call the Office for the gate combo or to purchase a remote opening device. It is anticipated that the combo will be changed annually, at least. Do not give the combo to any non-owners. Please help us keep our private property private; report any suspicious persons or vehicles. The Ranch has an RV lot near the Maintenance Barn, which is available for boats and other recreational vehicles. All vehicles must be licensed and in running order. You are not allowed to park a boat or RV in your driveway or on the street. A registration form and RV lot lock combination is available in the Office. The Golf Course is open from late-March through mid-October. You may pick up your owner pass at the Pro Shop when the course is open. Only immediate family members may play for free, and you must present your card each time you play. Immediate family is considered to be children, grandchildren, parents, grandparents and siblings of the homeowner. The Pro Shop number is 963-4410 and the email address is golf@ranchatroaringfork.com. Free tennis is also available to owners. We have ladies clinics and Junior Golf programs throughout the summer. Private instruction is also available. Applications and payment for fishing badges must be submitted prior to picking up badges. You may purchase two primary badges, which enable you or your immediate family member to fish most of the waterways on the Ranch. You may use the second primary badge for a guest fishing with you. Two guest badges may also be purchased, which enable a guest or two to fish unaccompanied by you. Fishing is catch-and-release only, with only fly-fishing equipment allowed to be used or carried. We encourage you to pick up a complete set of Fishing Rules in the Ranch Office. Fishing badges are issued annually and the cost is not pro-rated for purchase mid-year. Badge fees and donations fund the ongoing maintenance and improvement of our lakes and streams.
Dogs must be on a leash when within 100 yards of any residence. Owners must clean up after their dog in any landscaped area. Excessive barking is not allowed, and subjects the owner to fines and possible expulsion of the offending pet. Dogs may not be left outside after 10 pm. Strict supervision of children is mandatory. Swimming, boating or floating are not allowed in any lake or stream. Kids should wear helmets when riding bicycles anywhere on the Ranch, and should be mindful of the presence and danger of cars. Please help us protect our wonderful property by adhering to the rules and regulations and by reporting any violations that you observe. Suggestions are always welcome.
